PC Vendor House + Rental Spots

Just recently bought this house at Yew bank for a vendor house.

I think its a very high traffic excellent vendor spot.

How much do you think the house (bare plot) is worth?

Im setting up a vendor to sell alot of my own stuff, but also going to be renting out vendor spots.

5k per week for this location?

seeing how other vendor shops with high traffic don't charge for vendor spots, I would think anything over 1gp is a rip off.

You want high quality vendors at your location, that alone should be worth something.

Hey .. My friend owns the house to the left and charges 5k i think. This is a greatttttttt location. If i owned yours - i would try for 3k weekly if you wanted to open it up for other shop owners and than once it is full - charge 4k - 4.5k for new rentals. A gater would help - but isnt required i dont think because of how much traffic that area gets.

Whatever you do though - dont listen to the ********, stupid, senseless comment below. Overall your house is in a prime location.

Not cool >.< 1 gp for a rental contract here u consider a rip off ?? Wtf is wrong with you? This is the dumbest price check that i read on the forums all day.

Any idea how much the house is worth? I paid 500k and think that prob lower than market value but not sure?

For 500k although the house is small - its still the best area to have a vendor mall at. Give or take 50k - i think around 500k was a fair price for it :)

Yea it's TINY lol.....6x7 I think but the location for vendors made me think the price was ok. I don't think I could get a vendor house anywhere for cheaper and if the top floor fills up I ca always redesign the plot to put vendors on every floor and triple the vendor head count.

At least that's my thought process on it.

The thing is... if that house was say: in the desert , or on ice island, or out in the middle of the woods... I would say you would have a VERY difficult time trying to find people who would be interested in paying you a contract fee, if you didn't gate to it.

However - even if you had a house in the middle of no where - if you gated to it.. im sure people would be willing to pay you a contract fee. For example - I had a "castle mall" on ice island one time... since I gated to it often I had gotten over 60,000 in visits.. and I had people paying a contract fee.

Given the area where your house is though with it being on the *SAME* screen as yew bank - I will tell you this right now if I didn't have my own mall - I would for sure want to place a vendor here , or ask if u wanted to sell it heh :)
