Many years ago the waters that bathe the coasts of all Sosaria were little known and lethal areas. Krakens, sea dragons, pirates; virtually any life a seafarer might encounter would try to kill him on sight.
It was the period of the "Naval Interdiction of the Three Seas", when the two great cities of Trinsic and Vesper, in addition to the alliance between the smaller (but equally fierce) Skara Brae and Jhelom, contended for maritime trade control.

A stalemate was maintained for a couple of years, during which Sosaria looked like a chessboard: every movement, of each person, seemed to be dictated by a careful divine strategy.
In this phase, many small fortifications arose to guard strategic areas conquered by the respective factions in enemy areas.

Ed Dolabella, one of the commanders among the Trinsic troops to whom they had entrusted the control of a portion of the Northern Seas, stood out for the effectiveness of his war operations: he settled in the most extreme of the outpost, positioned to guard one of the deepest fjords leading inland close to the city of Vesper, at the time a rival city.

The diplomatic landscape, apparently stable, however, degenerated very soon.

A message of peace directed by Trinsic to Vesper was intercepted and modified by Jhelom's spies; these brigands did not hesitate to turn it into a declaration of war, hoping to weaken Trinsic and gain control over the South Seas.
The misunderstanding unleashes the violence of Vesper who, with the support of the Skara / Jhelom alliance, forces the armies of Trinsic to flee every outpost and to a ruinous retreat within the walls of the southern capital.
Ed Dolabella falls into poverty, as do most of Trinsic's families: to survive, he begins to work as a lumberjacker with his son Julio.

35 years after the end of the “Naval Interdiction of the Three Seas”, the city of Trinsic has progressively regained influence and economic power; Julio Dolabella has a small carpentry workshop and deals with the production of furniture for the noble families of the city.
His little son Al, who quickly develops a visceral passion for design and architecture, begins to follow him into the shop.
Julio invests a large part of the accumulated savings to have him study in the best Architecture Schools in Sosaria, financing his travels to follow the leading masters and learn about the many common design styles.

Al Dolabella studied in Britain, before completing his diploma at the Lycaeum of Moonglow, under the guidance of Fenn the Master Architect .
Something totally unexpected happens to Al on his return home: his father shows him a document, ruined but still legible, which he had jealously guarded for a long time.
This is the inheritance left to Al by his grandfather Ed, a precious surprise to be delivered only upon completion of his university studies: this document gives Al the ownership of the land on which the outpost controlled by Ed stood, that is the land property further north of all Sosaria.

In a couple of weeks Al leaves Trinsic, ready to see the building he had only heard about in the stories of his grandfather Ed. The trip is an opportunity to start creating a new network of contacts and customers to start the profession of architect: the profits will be needed to finance the renovation of the old inherited building.

Upon his arrival at his destination he realizes that the restoration will not be simple or short.

This is the situation of the ruins: the stone is worn out, the ceilings have practically all collapsed and the few portions of walls that survived the cannon shots are really unsafe.
To honor the memory of his grandfather Ed, Al decides that he will try to recover the property while maintaining its original form, consisting of two buildings: the weapons depot and food warehouse to the east, and the tallest watchtower to the west.





In the second phase, the structure is finally made safe, through a sophisticated system of scaffolding and roofing.
Al begins to better glimpse the ancient shape of the outpost and the skeleton of what will become a new home, the skilful result of a mix of ancient materials and contemporary architectural choices.





Even the new finishes chosen are a tribute to its origins: alongside the restored stone it chooses to use original Trinsic's sandstone.
The project evolves and grows: the two buildings are connected and made a single construction, to create generous internal spaces to ensure a better quality of life.

On the second floor he decides to expand the surface by creating two large terraces and a bright and large room, destined to become his bedroom.





And we finally arrive at the last stage of the project: the renovation is now complete, and it's time to start the move!
The soul of the ancient outpost is still clearly visible with the two buildings in rough stone and with the original restored staircase, skilfully united in a single building and mixed with Trinsic's Sandstone and with parts finished in plaster.
Dominating the ground floor and welcoming guests is the large fireplace, a stylistic signature that is found in most of Al's projects.
The numerous outdoor spaces allow you to fully enjoy the breeze coming from the fresh northern seas, while the upper terrace allows a spectacular 360 ° view: on clear days you can even see not only the mountains of Minoc, but also the city of Vesper .
The penetration of the natural environment inwards is emphasized by a lateral mullioned window that faces west: the light of the sunset illuminates the interiors, creating a truly magical atmosphere.





Nature, History, Confidentiality, Avant-garde: this project is a true concentrate of multiple and complex characteristics.
This achievement, appreciated and praised by many of Al's colleagues, will soon grant him the title of "The Architect".

We find terrains. We place plots. We build houses. We sell these with a small profit.

PROCEDURE________________________________________________________________________


Here's the 5 steps of the stair that lead to your dream place:

- Contact LEGO
- Transfer the property to LEGO
- During the following 3-4 days the project will be ready, after sharing needs and ideas with the customer
- LEGO will Commit the Design, paying in advance
- The property comes back to you, after you refund the cost of commission plus the Design Fee


COSTS________________________________________________________________________


Build a custom house may costs a lot: it depens on how many “pieces” you need to achieve your desired home; saying pieces i mean single part of walls or single floor tiles.

Except the tiles of the ground floor that comes for free with your plot, every piece you add costs to you 500gp.

While the Commit cost depends on the number of tiles and walls in the building, the LEGO’s Design Fee is firm and correspond to the placing cost of your plot found in the House Placement Tool (shown also in the tabs on the wiki: https://www.uoforum.com/wiki/index.php/Custom_Housing)


Example:

You have a 12x14 plot, and want to proceed with custom design by LEGO.
When the project is complete you owe to LEGO:
  • Commit cost
  • Design Fee: 196k (value of the plot in the House Placement Tool)

Are the Design Fees too expensive?

Let’s think about that: as an expert house customizer, to create an unique project based on your needs (yes, every building is tailored on you and a one-of-a-kind production), to check it with the teleporters and be sure that every tile is ok, it will take at least 5 to 10 hours (depending on size, obviously).

Probably it will take longer to you, if you’re not familiar with the customization menu; not to mention every wrong commission, that costs 10k.

In the meanwhile I’m almost sure you’ll be able to make way more gold with your tamer or with your provo-archer: I have both chars, so I know how profitable they can be, and we can admit that these Fees are really cheap, a fraction of the profit per hour you could make hunting in dungeons.


Why do we do that?

For fun in designing, for public relations, for the happyness in creating something that could improve the UO experience to other players, and to make Sosaria looks better than a collection of empty dirty plots.


INSURANCE________________________________________________________________________


Yes, we all know the truth; Sosaria is a place full of criminals and unreliable people.

It's not easy, but you have to trust us: it's the only way to customize your plot at its best.
You can find our customers in most of the greatest Guilds and Alliances: ask a feedback from your guild mates!

Isn't that enough?
No problem: it is optional, but we can provide an insurance for you on demand!

Depending on the site size, we can give you a guarantee bank check while customizing your property:

- Non-max storage: guarantee bank check = placing cost.
- Max storage except the top 18's: guarantee bank check = till to 1M.
- Max storage (18x18 - 17x18 - 18x17): guarantee bank check = till to 3M.

How much does insurance costs? Only 10% of the gold you need to feel safe.


Example 1):

You have a 10x10 plot, and want to proceed with custom design by LEGO plus insurance. During the house transfer we give to you a check of 159k (value of the plot in the House Placement Tool).

When the project is complete you owe to LEGO:
  • Commit cost
  • Cashback of the insurance: 159k (amount given to you as guarantee)
  • Design Fee: 159k (value of the plot in the House Placement Tool)
  • Insurance cost: (159k guarantee X 10%) = 15,9k
You’ll have your new 10x10 property at the ridiculous price of commit cost + 174,9k.


Example 2):

You have a 17x16 max storage plot, and want to proceed with custom design by LEGO plus insurance, but you prefer a high guarantee as the plot is valuable and ask 900k.

During the house transfer we give to you a check of 900k.

When the project is complete you owe to LEGO:
  • Commit cost
  • Cashback of the insurance: 900k (amount given to you as guarantee)
  • Design Fee: 251,5k (value of the plot in the House Placement Tool)
  • Insurance cost: (900k guarantee X 10%) = 90k
You’ll have your brand new 17x16 max storage property at the low and safe price of commit cost + 341,5k.
