Is this house able to be entered from the east? If so 1.3 is a very good price for a unique house type, especially 18x18.

yes, it is able to be entered from the east. It's a 'true' 2 entrance plot.

I'm in no rush to sell this but if it doesn't go pretty soon I'm going to ask 1.5m.

eventually it will go.
